    Every project starts with a conversation

    Before any design work begins, we take the time to understand what matters most to you — how you want to live, what you need from your home, your budget, and your priorities.

    Getting the Full Picture

    Together, we develop a detailed program capturing your requirements, goals, and priorities. We also initiate essential groundwork — site assessments, surveys, documentation, and any necessary reports — so the design process starts on solid footing.

    This careful step forms the foundation for every decision that follows and prevents costly surprises later. By the end of this phase, you'll have a clear understanding of your project's scope, realistic budget expectations, and confidence that your architect genuinely understands your vision — before a single sketch is drawn.

    This phase is about discovery. You don't need to arrive with a finished solution in mind — in fact, it's better if you don't. Come with a clear sense of how you want your home to feel and function, and stay open to creative exploration. Some of the best design solutions come from ideas you haven't yet imagined, and this is where we find them together.

  4. Step 4

    Refining Every Detail

    This is where your design moves from concept to certainty. We create detailed drawings that finalize every aspect — materials, finishes, systems, and features. You'll know exactly what you're building before construction documents begin.

    Optional 3D computer models or architectural illustrations can be created so you can experience your home in three dimensions before it's built — reducing uncertainty and building excitement.

    Changes after this phase are costly to make. We finalize the design collaboratively with you here — not to limit your options, but to protect your investment. The thoroughness at this stage is exactly what prevents expensive changes later.

  5. Step 5

    Preparing the Documents

    With the design finalized, we produce detailed working drawings and specifications — the complete set of instructions that tells your builder exactly how to construct your home.

    Building permits are submitted during this phase, often before documents are fully complete, to keep your timeline moving. We handle the paperwork and navigate requirements on your behalf — including coordination with local review boards and regulatory agencies. For waterfront or environmentally sensitive sites, this is where our deep familiarity with local regulations proves especially valuable. At the end of this phase, the documents are released to your contractor or put out to bid, and a detailed construction budget is established.

    Matching Your Project With a Qualified Contractor

    Choosing who builds your home is one of the most important decisions you'll make — and you won't make it alone. We act as your advisor through the entire selection and bidding process. When the project goes out to bid, only contractors with outstanding track records are invited, so you're comparing the best builders available — quality for the best price.

    Alternatively, a contractor can be brought on board earlier in the process through a negotiated arrangement. This gives you real-time feedback on costs, scheduling, and construction methods throughout design — sharpening the plan and helping prevent budget surprises during construction.

    Ensuring Your Home Is Built Exactly as Designed

    Your architect doesn't disappear once construction begins. As your representative, we stay actively involved through the entire build — typically visiting the site weekly. We monitor construction progress, budget, and schedule. That means reviewing contractor payment requests, evaluating change orders, answering technical questions, resolving issues as they arise, coordinating with consultants and the building department, and managing the project through to completion — including final punch lists and verification.

    We also serve as an intermediary between you and your contractor, helping maintain a productive working relationship and resolving any conflicts quickly and professionally.
